What Tenowa does

Everything a small landlord tracks, without the notebook.

Rent ledger

Every tenant, every month: expected, received, balance and status. Record a payment as one amount or split it by cash, UPI, bank and cheque. Overpayments are refused, dates are checked, and every number is exact to the paise.

Tenants and leases

Agreement duration in months or years, rent hikes yearly or in blocks of two, three or five years and applied only inside the agreement, lock-in and notice periods, ID details kept masked, and a copy of the signed agreement attached.

Utilities and charges

Water, electricity, gas, maintenance or parking added to a tenant's month. Enter meter readings and a rate and the amount works itself out. Charges roll into what is expected and into reminders.

Tenant portal

Give a tenant a login and they see only their tenancy: rent, balance, charges, payment history and their agreement. When they pay, they report it with the UPI reference and a screenshot. You confirm it into the ledger, or say it did not match.

Building expenses

Watchman salary, housekeeping, common electricity, water, society charges, repairs, property tax and insurance, per property and month. Recurring ones carry forward with one tap. Reports show rent received net of expenses. Owners only.

Reminders, reports and exports

A polite reminder drafted from the ledger, ready to copy into WhatsApp. Six-month collection trend, breakdown by property, and CSV exports of the ledger, report and expenses. Tenowa never sends messages for you.

What does it cost?
Nothing while Tenowa is in preview. Pricing will be announced before launch, and your records come with you.
Does Tenowa collect the rent?
No. Rent goes to you as it always has. Tenowa records it, and tenants can report a payment for you to confirm.
Does it send WhatsApp reminders?
Not yet. It drafts the message; you copy and send it from your own number.
Can my property manager use it?
Yes. Add them as a property manager and they collect and manage rent without touching your settings or expenses.
Do tenants have to sign up?
No. You give a tenant a login if you want them to see their tenancy and report payments. Many landlords keep the books alone.
Is proration handled for mid-month moves?
Not yet. A month a tenancy is active owes the full month's rent. Adjust the first or last month's payment as you agree with the tenant.
